Asbestos Surveys For Property Purchases

Before parting with your money on that bargain investment property or your new family home its worth pausing to think about your future plans and how asbestos may have an impact on your budget.

What does it cost for a full inspection?

Surveys start from a little as £150+VAT for a small house or flat.  For this you will receive a full survey of the property plus any outbuildings associated with it. More often than not asbestos materials such as textured coatings and cement roof sheets will be highlighted within a RICS building survey or Home Buyers Report. We will confirm the presence of asbestos by taking a small sample away to be analysed by a UKAS accredited laboratory.

Our reports are delivered in full building survey format complete with colour photographs and risk assessments for each material identified. Also included is an informal estimate of the potential removal costs associated with the property. This is particularly useful if you are planning refurbishment works after the purchase. or had planned to let the the property. Asbestos removal can be very expensive, we will advise on the potential financial risks involved.

What if asbestos is identified?

In the majority of cases asbestos materials can simply be left alone, especially when in good condition and unlikely to be disturbed. However if you plan to refurbish the property these materials will have to be considered. For example, what if the ceilings or walls have asbestos textured coatings? Sanding the ceilings to a smooth finish will release asbestos fibres, if you plaster over it you will need to remember not to drill the ceiling in the future. Removal of textured coating from a ceiling could be as much as £1000 per room which would have a huge impact on most peoples budgets.
